Thailand’s Board of Investment (BOI) renewed its main incentive measures in January 2026, and most stay open until the last working day of 2027. The new package mainly rewards large expansions, regional relocations and fast-moving projects. One measure, Economic Recovery Stimulation, closes at the end of 2026. For smaller companies, standard BOI promotion still offers tax holidays plus non-tax benefits such as foreign ownership and work permits.
What changed in 2026?
The BOI replaced programmes that expired at the end of 2025 with a refreshed set of measures. Interest is high: in the first half of 2026 the BOI received 1,299 applications worth about THB 1.47 trillion, up 37% on the same period of 2025. Data centres and digital projects made up most of that value.
Which measures were renewed?
| Measure | Main condition | Benefit | Deadline |
|---|---|---|---|
| Retention and Expansion | Promoted for 15+ years, 3+ promoted projects, new expansion of THB 500 million or more | Extra 3 years of corporate income tax (CIT) exemption, or 50% CIT reduction for 5 years | End of 2027 |
| Comprehensive Business Relocation | Apply for a manufacturing project and an International Business Centre at the same time | Up to 5 extra years of CIT exemption, depending on the activity group | Check with BOI |
| Economic Recovery Stimulation | Investment of THB 2 billion or more, completed within 12 months of the certificate | Extra 50% CIT reduction for 5 years after the tax holiday | End of 2026 |
What is Thailand FastPass?
Launched in June 2026, FastPass coordinates BOI and other approvals for selected high-technology projects, usually above THB 1 billion. Eight agencies take part, covering factory licences, customs, environmental assessment, construction and electricity. The aim is to cut approval times by 20% to 50%. It speeds up coordination; it does not lower permit standards.
Does this help small and mid-sized companies?
The renewed measures target large investors. But the BOI list covers more than 400 eligible activities, and ordinary BOI promotion can still bring:
- corporate income tax holidays, depending on the activity;
- permission for foreign majority ownership in some activities;
- the right to own land for the promoted project;
- faster visas and work permits for foreign experts.
What should you check before applying?
- Is your activity on the BOI list, and in which group?
- Can you meet the minimum investment and timing conditions?
- How will BOI status fit with your shareholders and other companies?
- Are your accounts and reporting ready for BOI compliance after approval?
FAQ
- How long does BOI approval take? Usually a few months, depending on the project size and how complete the application is. FastPass aims to shorten this for large projects.
- Can a foreign company get BOI promotion? Yes. BOI promotion is open to Thai and foreign-owned companies, and can allow foreign majority ownership in eligible activities.
- Do I lose BOI benefits if I miss conditions? Benefits can be reduced or withdrawn if the conditions in the certificate are not met, so ongoing compliance matters.
